The property market in Cyprus has been experiencing continuous growth in recent years, contributing positively to the economy. However, rising prices have excluded a significant portion of the population from the market, both in terms of sales and rentals. The main challenge for 2026 is to increase the supply of affordable housing. The market is moving at different speeds, with the influx of foreign workers and executives creating demand for different types of properties. There is demand for cheap apartments from workers in construction, hospitality, and catering, but also for higher-value properties from foreign executives. This leads to the construction of new homes for the latter category, leaving a large part of the Cypriot population excluded. Professionals in the industry emphasize the need to renew the housing stock and create incentives for the supply of affordable housing. The President of the Register of Real Estate Agents notes that market stabilization is expected in 2026, but affordable housing remains the main challenge. The Managing Director of Landbank Group points out that Limassol and Akamas attract high-income capital, keeping prices at high levels, while other areas face different challenges.
