Golden Visa Demand Surges from Iranian Investors Amidst Instability

The Greek real estate market anticipates an increase in demand from Iranian investors due to political and economic instability in Iran. The devaluation of the local currency and high inflation are driving Iranians to seek investment refuge in Greece, primarily in properties in the southern suburbs, the Athenian Riviera, and the Aegean islands. A similar trend is observed with investors from Turkey, where economic conditions are leading to a search for safe investments in real estate. Interest is also rising from Israelis, due to geopolitical concerns, and from Americans, following the election of Trump. Overall, residence permits for third-country investors increased by 95% in the first 11 months of 2025 compared to the same period in 2024, with 10,613 applications pending.
